What do I need to bring for the consultation?
Each individual circumstance is different, but the list below should give a bit of a guide based on the type of advice you wish to talk about.
Buying an Investment Property
Buying an investment property? All you need to bring is details of what you are looking for and what you are trying to accomplish. Are you wanting to negatively gear to reduce tax? Are you wanting to build a property portfolio? Other than that, bring a list of questions!
Selling an Investment Property
This one can be complicated, but generally we will need to know the property details, the purchase price, when it was bought, if it was ever lived in by yourself (the owner) and if there was a tax depreciation schedule done. In the consultation we will talk through your goals with selling the property, what price you intend to sell for, and what the approximate net amount after tax will be in your pocket if you list with us.
Selling your home that was used for business
Even if you lived in your home the entire time, you may still face capital gains tax issues if it was claimed as your principle place of business. For the consultation, we will need to know when the home was purchased, how long it was claimed as the principle place of business, what percentage the claim was and what type of entity was running the business. This is a complicated one, so if you aren't sure about any of the information, we can talk you through it on the day. The consultation will cover what you should expect in your pocket after tax if you list with us.
Like we said, we offer consultation for everyone relating to everything property, the above are just the most common questions. We are also happy to discuss commercial property transactions, different purchasing entities (and the tax consequences), selling your main residence and anything else you can think of.
